Tampa Real Estate News…New Condominium Disclosure in Florida

The Tampa Real Estate Market, along with most of the coastal areas in Florida are filled with condominiums.  As of January 1, 2009, a new Condominum Disclosure must be provided to the buyers of a “resale”, or “non-developer” condominum in Florida. 

This form, called the Condominium Governance Form, details the rights and responsibilities of the condominium board, voting rights for unit owners, meeting notices and other details concerning ownership of a condominium unit within a specific building. 

If you are a condominium owner in Tampa, or are considering the purchase of a condo in Tampa, you should review the form and understand the requirements of the disclosure to a potential buyer.  If your property is for sale, you should gather the latest copy of the Condominum Documents for your association, along with any addendums, meeting notices, or information about special assessments.  If you do not have a current copy, you should order one from your association, since you will need to provide the new Condominium Governance Form, along with the all of the information required by the form, to a potential buyer!

While Christmas shoppers head into the last week of scooping up the “bargains” in  the retail industry, homebuyers in the Tampa Real Estate Market should be focused on buying a house in the next month, or so.  Local mortgage brokers are offering mortgage rates below 5%.  Combine low interest rates, with discounted home values and you have the “Buyer’s Dream Market” in Tampa!  I saw Jumbo Rates (mortgages over $417,000) for 5.75% yesterday!  Get those visions of sugarplums out of your heads and start thinking “long term”….a 30 year fixed rate below 5% vs. 6% will save you over $100,000 in payments.

Mortgage Rates at 4.5%?? A Gift for Homebuyers in the Tampa Real Estate Market

The latest news on The Tampa Real Estate Market, Buying a House in Tampa, the Best Tampa Neighborhoods and International Real Estate Issues, every day on The Real Estate Sizzle…

The Tampa Real Estate Market is “abuzz” today with the news of mortgage rates dropping to 4.5%.  My phone has been ringing all morning.  Is it true?

Maybe!  The Treasury Department is considering the purchase of mortgage-backed securities from Fannie Mae and Freddie Mac, which would encourage lenders to lower 30–year fixed rates to 4.5%, thereby stimulating activity in the housing industry, with a “trickle down” effect to the rest of the economy. The Treasury Department is expected to make a decision as early as Monday. So, stay tuned.

My advice?  If you are looking for a home in Tampa, or looking to invest in the real estate market, THIS IS THE TIME.  There are plenty of bargains, and foreclosures, in Tampa Real Estate, as well as the Clearwater Beach Real Estate Market.  Sellers are willing to negotiate. When the rates drop again, you need to LOCK and BUY! 

What does that mean?  Most lenders will “lock” your interest rate, for a certain length of time, usually 30 – 45 days. If you are a homebuyer, you need to be prepared to move quickly, to lock an interest rate, find a home, and close in 30 days! Take advantage of the “Best Buyer’s Market” in recent history…low interest rates and lower home prices are a homebuyer’s dream!

In a “Buyer’s Market” Does Your Closet Need a Makeover? Tampa Real Estate News

The temperatures dipped into the 40’s in the Tampa Real Estate Market last night, for the first time this fall.  As I crawled into the far reaches of my closet this morning, in search of a specific pair of boots, I made a mental note that it was time to move the “summer wardrobe” to the back of the closet and the “winter wardrobe” to the front. I really hate a “disorganized” closet, and I am one of those people who organizes a closet by style, and color, so having to hunt for a pair of boots makes me crazy!  Add to the mix, a teenager who likes to “borrow” things from my closet, and not return them, and you have “closet chaos”!

If you are selling your house, especially in a buyer’s market, you need to get it clean, and CLEANED OUT! One of the simplest things to do when you are selling your house, is to get your closets emptied AND organized.  Since you are going to have to pack all of your belongings anyway, you should sort through every room, and every closet. Get rid of anything that you really don’t use! I try to do this every six months. My motto is, “When in doubt, throw it out”.  If you have to rent a storage facility, you have too much stuff! The only thing worse than a messy house, is one that smells like a dog!Homebuyers are turned off by odors, and  houses that are occupied by “pack rats”!  The more clutter in your home, the less likely the buyers will be able to “envision” living there. When you are competing with hundreds of other homes on the market, you want your house to be one of the MOST desirable.

Tampa Real Estate News…Don’t Forget to File For Homestead Exemption

The Latest News and Information on the Tampa Real Estate Market, every Day!

Florida Law allows for up to $50,000 to be deducted from the assessed valuation for a primary residence, which can significantly lower your property tax bill.

In order to qualify for the Homestead Exemption, you must file an appication with the property appraisers office. You need only file once, and must reside in the home, on January 1, of the first year you are claiming the Homestead Exemption.

In Hillsborough County, in order to qualify, you must file your application prior to March 2, 2009.

You can download the forms, here, and then see the list of County offices where you can file the application for the Homestead Exemption.

Don’t wait…you will find long lines as it get’s closer to the deadline!
