If you are moving to Tampa and looking for a home, and a neighborhood, that offers a “low maintenance” lifestyle in the heart of the city, Harbour Island may be for you! Located in the Plant High School District, it is the MOST desirable school district in the County. Rated in the “Top 100 High Schools in the U.S.”, families with children and busy professionals enjoy the lifestyle and the resale value of the Plant High District and  Harbour Island.

Popular with boaters, there are a limited number of slips available on the Seddon Channel. On the waterfront, just blocks from downtown Tampa, Harbour Island offers the combination of prestige, convenience, 24 -hour Harbour baysecurity in a gated environment, and a comfortable lifestyle, in a variety of neighborhoods. You can walk to Jackson’s Bistro for dining on the Terrace, or over to the Channelside area for dining, movies or shopping. The Harbour Island Athletic Club has a pool, tennis, spa and the ultimate workout facilities. The St. Pete Times Forum, home to The Tampa Bay Lightning, is just a short walk from home. Harbour Court and Seddon Cove feature condominiums with city, or waterviews, with prices startinPort royalg in the 200’s . Townhomes are available in several neighborhoods, ranging from the 300’s to the 600’s in Harbour Bay. The Keys is a “Key West” style neighborhood with prices from the 600’s. Villas dominate Port Royal and St. Tropez, with non-waterfront starting in the 800’s and waterfront prices over 1.5 million. Single Family Homes are available from 1 to 5 million.

I just listed this townhome for $389.000!  Located in the Plant High School District, and walking distance to Downtown, it is the perfect location!

Taps Wine and Beer Hits the Spot for Downtown Tampa…Tampa Real Estate News and More!

Filed under: Best Places in Tampa, Channelside Tampa, Moving to Tampa, Real Estate News, Restaurants in Tampa, South Tampa, Tampa Neighborhoods

I had heard really mixed reviews about Taps Wine Bar  since it’s entry on the Downtown Tampa Restaurant Scene.  A prime location on the ground level of Skypoint, the only Condo Skyscraper, it has a natural clientele with the “resident GenX/yuppie crowd” who inhabit the glassy tower.

I stopped in for a bite after a movie at the Tampa Theatre nearby, and was pleasantly surprised.  A female vocalist, Kim, was crooning sweet melodies and keeping the back room crowded, so we headed to one of the sofas in the front room and settled in for a bite.   The atmosphere was very relaxing and the servers were very apologetic about being busy. I thought they were fairly attentive, though they continued to apologize for the slow service.  Though the menu is a beer drinkers delight, we focused on the wine list and perused the dinner menu. I ordered the Ridge Zinfandel, which I really enjoy and  is hard to find on a wine list. One of the managers, “Matt”, suggested I try the Prisoner Zinfandel Blend instead.  His suggestion was “right on” with a blend of Zinfandel, Cab and Syrah, it was bold and rich with just the right “berry” fruit finish. Next up, he suggested the Carmenere, from Chile and poured me a sip! Rich and dark, but not heavy tannin, I could taste a hint of current and oak.  It was very smooth and a great alternative for Cabernet drinkers. With a glass of that in hand, I was ready to order a bite to eat.

The variety and reasonable pricing would please most palates, from appetizers to salads, sandwiches and desserts, it was a decent “noshing” menu.  The Far East salad was delicately flavored and loaded with fresh Ahi Tuna.  It was delicious.  The cheese plate featured five very generous portions of various domestic and imported cheeses, salted nuts and sliced fruit.  My only complaint was the lack of a “blue” cheese and a sharp knife. Overall, the food and wine pairings were very good and I will definitely be back for more “sampling”.

Servers were busy, but they continued to check on us and Matt seemed thrilled to have a couple of adventurous “guinea pigs”  for his wine recommendations.  The music was great and the atmosphere cozy…check it out and tell me what you think!

One of the great things about “City Life”  in Tampa, or anywhere in the World, is the ability to walk to shops, restaurants, schools and more.  I’m a “City Mouse”.  I have enjoyed life in cities where I walked, hopped on the tram, or traveled by train every day!

At Walkscore, you can check the “walkability” of any neighborhood!  What a great idea for someone new to town, or looking for a house in a specific neighborhood.

It’s easy…type in the street address and you get a “walkability score”, along with all of the closest stores, bars, restaurants, schools, libraries and more! It also gives you a detailed map, with the all of the local “joints” indicated by location! Very cool!

I live in a very “walkable” neighborhood in South Tampa. If you are looking for the perfect Tampa neighborhood for your family, contact me today!

I can help with your move to any Tampa neighborhood, including: South Tampa, Davis Islands, Beach Park, Sunset Park, Hyde Park, Culbreath Isles, Palma Ceia, Westchase, Waterchase, Odessa, Cheval, Avila, Brandon, Riverview, FishHawk, New Tampa, Tampa Palms, Hunters Green, Arbor Greene, Apollo Beach, South Shore, MiraBay, Golf Communities, Clearwater Beach, Waterfront Homes, Luxury Homes in Tampa, Condos in Tampa and International Real.  Questions about the best “Walkable” neighborhoods in Tampa…send me an email!

Live at Ventana…An Upscale, Urban Lifestyle in Channelside…Tampa Real Estate

Filed under: Channelside Tampa, Condo Foreclosures, MLS Listings in Tampa, MLS Search, Real Estate News, Tampa Condos, Tampa Foreclosures, Tampa Home Search, Tampa MLS Listings, Tampa Neighborhoods, Tampa Real Estate, Ventana Tampa

On the edge of downtown Tampa, along the Port of Tampa, on Channelside Drive, sits the Channelside District.   Formerly a mass of rundown wearhouses, this area has been transformed into an upscale, urban setting filled with lofts, condominiums, shopping and entertainment.

One of the best places to live in the Channelside District is Ventana…a small, intimate, beautifully designed complex with just 84 units, right on the Trolley Stop! Contact me for floor plans and pricing today!

The Channelside Shopping Complex sits in the heart of it all.  You can enjoy a movie, go bowling at Splitsville, or enjoy Tapas, Thai or Japanese food, and many other dining options, right on the water.  You can enjoy a night on the trolley and head over to Ybor City!

The St. Pete Times Forum,  formerly The Ice Palace ,  is home to the Stanley Cup Champions, The Tampa Bay Lightning.

It is also the Venue for some great concerts and shows every year. Or, you can enjoy the “sharks” at The Florida Aquarium.

The cruise ships depart from the Channelside area, so you will often see the Carnival Cruise Ship docked at the Port of Tampa!

If you live in the Channelside area, you can leave your car behind. The Trolley, which stops in front of Ventana, can whisk you through Channelside and over to Ybor City.  Enjoy a night on the town, without driving!

There are many lofts and condos just completed, and under construction, in the Channelside district.  Prices from the 300’s to the 500’s for a penthouse with a view, Ventana  offers something for everyone.  For more information about what is available in the area, which is MLS area 264 and zip code 33602, or would like to receive listings in any Tampa neighborhood by email, contact me today!

What Tampa Neighborhoods are Safe? Tampa Real Estate News

When families are searching for homes in Tampa, many of them ask about safety . They often ask for a home in a gated community. While Tampa is a very large city, there is very little serious crime in most residential neighborhoods. It really is a great city to live in!

This week, I received an email from a client, which included a new site, that I will share with my readers. Felonspy searches for convicted criminals within the radius of a particular address.

The Florida Department of Law Enforcement provides information on the location of sexual predators on its website. You can search by name, or see if any offenders live in a Tampa neighborhood where you are considering buying a home. It is one more piece of disclosure that real estate agents should offer to their clients.
I believe in going above and beyond what the law requires real estate agents to disclose. If I have knowledge of any site, or resource, that helps families make better home-buying decisions, I am happy to share it! If you need help buying a home in the Tampa Real Estate Market, I am happy to assist you!

I can help with your move to any Tampa neighborhood, including: South Tampa, Harbour Island, Davis Islands, Beach Park, Sunset Park, Hyde Park, Channelside, Culbreath Isles, Palma Ceia, Westchase, Waterchase, Odessa, Cheval, Avila, Brandon, Riverview, FishHawk, New Tampa, Tampa Palms, Hunters Green, Arbor Greene, Apollo Beach, South Shore, MiraBay, Golf Communities, Waterfront Homes, Luxury Homes in Tampa, Condos in Tampa and International Real Estatecontact me!

Moving to Tampa and Searching for Tampa Real Estate? What Are The Best Neighborhoods in Tampa?

Filed under: Channelside Tampa, Davis Islands Real Estate, Relocation, South Tampa, Tampa, Tampa Neighborhoods, Tampa Real Estate, Westchase

The Latest News on the Tampa Real Estate Market and living in Tampa every day!

Searching for Tampa Real Estate? What are some of the “Best Neighborhoods in Tampa?” That depends on your lifestyle! Empty-nesters will choose a different neighborhood than families with children, so if you are moving to Tampa, choosing the right neighborhood in Tampa, for your family, and your interests, is very important. This is a “must-read” if you are buying a home in Tampa.
Moving to a new city can be very daunting and moving to Tampa is no exception. It is a very large metropolitan area with a vast array of neighborhoods and prices, to suit every lifestyle.

Two of the most important questions that I ask my clients are, How Long of a Commute Do You Want? . Do you have children? Clients who work from a home office, or dont mind a long commute will have the option to buy a home in Tampa, St. Petersburg, or IMG_0017any of the surrounding suburbs in the area. And, choosing a neighborhood in a highly-rated school district, is important for most families.

Trying to stay close to Downtown Tampa, you might choose something in the Channelside District, or one of the South Tampa neighborhoods like Davis Islands, or Hyde Park.

Empty-nesters might consider the “condo life” on Bayshore Boulevard.

If you are relocating to MacDill Air Force Base, there are some communities, such as Riverview and Valrico, that are very popular with military families in Tampa.

One of the most popular suburbs, which is less than 30 minutes from Downtown Tampa, is Westchase. Filled with shops, restaurants, tennis, golf and a variety of housing styles, there is something for everyone. Golfers might also enjoy Cheval, Hunter’s Green, or one of the many other golf communities in the Tampa Bay area.

For information on any neighborhood in Tampa, homes in the highly-rated school districts, or if you are relocating to Tampa, please contact me. It’s a “Buyer’s Market” in Tampa! If you would like to receive listings in a certain neighborhood, or price range, just let me know!
