Great Places for Lunch in Tampa…Lauro Ristorante…Tampa Real Estate News

The First in a Series on “Great Places for Lunch” in Tampa.
One of my favorite things about selling Real Estate, is introducing newcomers to some of my favorite restaurants in Tampa. I live, and work, in the Plant High School District, so Lauro’s, on Henderson Blvd, is one of my absolute favorite places for lunch, not only for the food, but the atmosphere. There are plenty of “loud” places, with each of them boasting to have the “best sandwich” for this, or that! Plenty of places where you stand in a very crowded line, place an order and try to find a (dirty) table where you “wait” for your name to be called. I don’t do “cattle call” lunches. No cafeteria style. No one screaming my name, or my number, to get my lunch. It’s neither cheaper, nor more convenient, to dine in one of those places, but it is really annoying. It’s just not my “thing”. My work days are hectic. When I take a break for lunch, I like to sit, relax, peruse the menu and be served by a professional wait staff, not a gum-chewing, tatoo bearing, piercing loaded, post-teen/pre-adult who doesn’t know on which side of the plate to place a fork.
I have been “lunching” at Lauro’s for years. I love it when one of my friends calls and says she is in the mood for a “Lauro” day. The same staff greets us at the door. They know our favorite table. The dining room is quiet, the servers are professional and the owner is always mulling about checking on things. The lunch specials can’t be beat, as they include the entree and a soup, or house salad. My favorite soup is the cream of mushroom, but the lentil soup or minestrone are also good choices. Try a Trout Cleopatra or Grouper Livornese. In the mood for Pasta? The gnocchi, agnolotti and lasagna are all fabulous. The staff is very accommodating and you can order any fish, or pasta, in any style or sauce. Each lunch entree comes with either pasta or vegetable. I doubt you will have room for dessert, but you should try the tiramisu! So, you’ve just had a fabulous lunch, in quiet surroundings, for the same price as one of those “cattle call” places…what kind of lunch hour would YOU prefer?

Congress Takes a Vacation and Leaves Flood Insurance and the National Real Estate Industry in Limbo…Is That an Economic Stimulus Package? Tampa Real Estate News

If you are under contract to purchase a home which requires Flood Insurance, anytime between March 29, 2010 and April 12, 2010, you can forget about closing on time! Why? Your elected representatives in Washington, have suspended the National Flood Insurance Program by failing to enact legislation which allows the program to continue! Where are they? On “hiatus”… which is a polite word for “vacation”. Off sunning themselves in the Caribbean, perhaps?? On a late spring ski trip to Colorado? Where “aren’t” they… is the question. They are NOT sitting in their seats in Congress and attempting to remedy this MESS that they created. They left all of their constituents without any means to obtain Flood Insurance, which is required in the purchase of many homes throughout the US. Your Congress tied the National Flood Insurance legislation to a piece of unemployment legislation that ended in a filibuster. What??? For three days the Real Estate Industry has been reeling from the effects of this “idiotic and careless” move on the part of the Federal Government. What does unemployment benefit legislation have to do with flood insurance? Nothing, unless you can count the increased number of unemployed workers who will be end the result of this “government bureaucracy” at work!!
All homebuyers closing in the next two weeks, who need flood insurance, are “left in the lurch” until Congress sees fit to “restore” the National Flood Insurance Program, perhaps on April 12. How much more “government” can we stand??? How about no “hiatus” for our elected officials. How irresponsible can the US Government be to require every American to have health insurance and work through the night to pass THAT legislation, despite the objection from the majority of their constituents, yet, in the same month, leave homeowners without the ability to purchase flood insurance for more than two weeks. How irresponsible of the US Government to take a vacation, and further hurt the U.S. economy, by stopping hundreds of thousands of Real Estate transactions from taking place in the month of April.
How irresponsible of the American people for continuing to vote for the same, irresponsible actions, by the same irresponsible elected officials who continue to fail their constituents and hurt the ever-flailing US economy and workforce. How irresponsible of the mainstream media for failing to make this “hiatus” on the part of the US Government and the economic consequences to hundreds of thousands of homebuyers and sellers front page news. This is a “disaster” of major proportions in the Real Estate Industry this month. What does the media talk about? The Final Four.
How much irresponsibility can we place on others, if we do not vote these irresponsible legislators out in November. As, for the media, don’t buy a newspaper, or watch a news channel that doesn’t report “real” news.
Now, I’m off to explain to my buyers who have traveled over a thousand miles to buy their home, how THEIR elected officials have turned their lives, along with the lives of their three children, upside down…without warning, just because they CAN. But, rest assured, I will also be sending them a link to their Congressman’s website and a link to the Hillsborough County Voter’s Registration site…so, they are ready for November!

When a Storm is Approaching Tampa, Do You Need to Evacuate? Tampa Real Estate News

What is The “Misery Index” and Are We Really “Miserable” in 2008? Tampa Real Estate News and More!

The Latest News on The Tampa Real Estate Market every day on The Real Estate Sizzle!
Many Americans would tell you that things in the U.S. seem pretty “miserable” these days. Gas Prices are up, along with the price of anything that needs to be “transported”, including groceries. Home Prices are down, and there is plenty of talk that the stock market is about to “tank” any minute. I know, the home sellers in Tampa are feeling pretty miserable. Yes, everyone is feeling a financial “pinch”. But, is this the worst that we have seen in our lifetime? NO
It’s time for a “reality check”! The graphic below, from the Wall Street Journal details the “misery index” for the past 38 years, divided by various Presidential Administrations. What is the “Misery Index”? It is the sum of the unemployment and consumer price inflation rates! It makes perfect sense: Job Loss + High Prices = Misery. When I read this on Saturday, I knew that I had to talk to my readers about it. I have a Psych degree and I love statistics. You can argue any point with me, as long as you have facts to back up your opinion. But, opinion without fact is fiction. You see, so many of us have no historical knowledge of what has “REALLY’ happened during our lifetime. So, here it is in Black and White. 
When was the U.S. at the height of the “Misery Index”? 1981. During the Carter Administration. The Inflation rate was over 20%. Mortgage rates were in the “teens”. Ironically, the dollar was strong. I studied in Europe that year and lived like a queen for a mere pittance!
When was unemployment at an all time high? 1983. The early Reagan years. It was over 10% for the only time in those 38 years. Since then, statistics show, we have become increasingly “less miserable”.
When was the U.S. the “least miserable”?
Two years ago, during the current Bush administration. With unemployment below 5%, along with the lowest rate of inflation, combined with “cheap money” in the mortgage industry, life was good. And, the “misery index” TODAY, shows we are still below the “MISERY” level at the beginning of ANY previous presidential term, dating back to Richard Nixon. Those are the facts.
Historical facts, not political opinion. Good information for all Americans.
Yes, Americans are feeling the “pinch”, as is the Tampa Real Estate Market. It ’s too bad our memories don’t serve us as well, because the numbers prove us wrong! We are not REALLY miserable, history tells us that!

How to Be a Savvy Buyer in a “Buyer’s Housing Market” …Tampa Real Estate News

The Tampa Real Estate market is one of the top Buyers Markets in the U.S. right now! It is THE time to buy. But, how does a buyer get the BEST possible deal in a saturated housing market?
I recently negotiated a contract for a client on a waterfront condominium. The property will sell for nearly $225,000 less than the last sales price, and over $20,000 less than the original builder price! We saw the property the first day it came on the market! That savvy buyer is already in a great equity position!
How can YOU get a great buy in the Tampa Real Estate Market?
1. You must be AHEAD of the market, not behind it. By the time everyone agrees that we have reached the bottom , the prices will have started to rise. Choose an experienced agent who can help you to identify the best neighborhoods, or condominiums for future resale. Your agent will check the new listings in those areas every day and will hear about properties BEFORE they actually are listed in MLS.
2. View all of the properties in those areas and compare the price per square foot for each of them. A low price per square foot in a desirable area, if it is in good condition, will be the best value in this market.
3. Buy a property that is in the mid , or low price-range for the neighborhood. That means, you want to buy a home for $400,000 in a neighborhood with most of the homes in the 500 800K range.
4. Identify 4 or 5 properties that might work for you, without getting emotionally attached to any particular one! When a buyer is emotionally attached to a property, it becomes very easy to pay too much for it.
5. Start to make offers of 10% below the asking price on the properties that you have identified and keep the offer simple . A closing within 30 days, with few expenses to the seller in terms of repairs or closing costs will give you more negotiating room in the price. Dont ask for personal items, or furnishings as part of the deal.
If the first offer doesnt work out, move on to the next property. Ultimately, you will find a nice property for the right price.
Of course, you need to work with an experienced agent and get pre-approved with a lender, to be considered a serious buyer.
