The Vice Presidential candidates are about to be announced and there has been much speculation about whether, or not, the VP choices will affect the election results. With an estimated 14% of the voters still “undecided”, I think the VP choice will make a difference. And, of course, I have an opinion about “who” would make the best Vice Presidential choice, politically and strategically.

When a Storm is Approaching Tampa, Do You Need to Evacuate? Tampa Real Estate News

One of the most important questions for homebuyers in the Tampa Real Estate Market is: “Will I need to Evacuate if a Hurricane is approaching?”
Areas that are in close proximity to the water, are the first to be evacuated. South Tampa, including Davis Islands, includes many areas that are Flood Zone “A”, which is a mandatory evacuation zone. The threat of storm surge is greatest in those low-lying areas.

The Tampa Real Estate Market and CDD fees in Neighborhoods

This summer I am relocating many families to Tampa, and explaining the various “nuances” about the Tampa Real Estate Market. One of the “most asked” questions is “What is a CDD fee?” Since that term is very unfamiliar to most buyers who are moving to Tampa from other cities, here is a brief explanation of CDD fees.
A CDD is short for Community Development District, which finances and manages community developments.
Tax-Free Bonds are issued to the developer to finance the cost of building the infrastructure of a development, including roads, utilities and many amenities including, pools, clubhouses, tennis courts, golf courses, etc. Homeowners in the development pay the costs of the CDD over the span of 15 to 30 years. There are a number of communities with CDD fees in Tampa, and throughout the State of Florida, so if you are looking for real estate in Tampa, or anywhere in Florida, you should know about these fees.
Can CDD fees go up? Yes. The CDD fees appear on the homeowners tax bill. Each Community has a CDD board, initially appointed by the developer, which decides whether to include additional assessments into the CDD fee. If a community decides to do additional
landscaping, revamp the golf course, add gates, or any other amenities, those costs may be added to the existing CDD fees. That would increase a total tax bill and increase the escrow required by your lender.
What can you do if you live in a community with a CDD fee? Stay informed. Know who the members of the CDD board are and attend any meetings regarding CDD fees.

Finding The Best “Deal” in the Tampa Real Estate Market…It’s Usually Not About Price

THE LATEST NEWS ON THE TAMPA REAL ESTATE MARKET, BUYING A HOME IN TAMPA, AND REAL ESTATE ISSUES AROUND THE WORLD, EVERY DAY, ON THE REAL ESTATE SIZZLE.
I have received many inquiries lately, about where to find a bargain in the Tampa Bay Real Estate Market or in Clearwater Beach Real Estate. Foreign, and out-of-state investors, are inquiring about where the deals are. I
overheard a conversation in a restaurant the other day where a man was counseling a homebuyer to look in the South Shore area, where they are auctioning new homes in a certain community at bargain prices. I felt compelled to advise the buyer that, yes, those prices are a bargain, but there is currently an inventory of homes in that area lasting several yearshence the low prices. It really is all about supply and demand . This is the time of year when families are relocating. Low prices may look attractive, but buying a home in a highly-rated school district and a neighborhood that is consistently desirable for resale, should be the top considerations.
I told him that a true bargain is a well-priced home in a desirable neighborhood with top-rated schools. Pleasetake your time and you will find the right home , I said.
As a professional real estate agent who enjoys a substantial referral business from previous clients, I focus on RESALE for my clients, when they are considering a purchase. In this market, it is very frustrating to see, and hear, about agents who are focused on selling, just to sell . Or, buyers who are so focused on price reductions and bargains without really understanding the amount of inventory in each neighborhood, and whether, or not, that property is truly a great deal .

A bargain isnt always the bargain it appears to be!
